River Heights at Barber Valley Update
Brighton is wrapping up the final details of our newest residential development – River Heights at Barber Valley. I appreciate the efforts of our great team of contractors who delivered this project on time and under budget. We will release the development to Brighton Homes for home construction by mid-December, with the first homes ready for occupancy in spring 2010.
When complete, River Heights will consist of approximately 240 homes. This first phase, located near The Idaho Shakespeare Festival, Riverstone International School and the new East Jr. High School, comprises 45 homesites and various common area amenities on 14.5 acres. We will soon break ground on the River Heights Community Center. The facility sits on one acre centrally located in the first phase, and includes gathering and events space, a fitness center, an outdoor pool and playground. The common area landscaping is also underway (weather permitting) and includes abundant plantings intermixed with trellises, historic lighting fixtures and natural pathways.
Home prices are estimated from the upper $200’s to $500’s. Stay tuned for the grand opening event when the first model homes are completed in Spring 2010. Brighton Homes will follow that with the Parade of Homes, beginning May 1, 2010. There’s more to come so stay tuned.

We support our Broncos and the Boise State Athletic Program!
We’re excited to be a part of Boise State’s new fundraiser to generate funds for the athletic program! Not only do we love our home team, but some of the coaches and administrators are close friends as well. With the unveiling of “Bronco Stock,” we have a new opportunity to show our pride and contribute to the improvements planned for the Boise State Athletic facilities. This project is coordinated by a new nonprofit organization called Boise State Broncos Incorporated, and directed by a 12 man board. Brighton Corporation President, David Turnbull, was among those selected to be on the board, as one of many long-time contributors to the University.

Barber Valley gains momentum
The Idaho Statesman’s September 26, 2009 edition of Builders’ Showcase featured east Boise’s Barber Valley, as “the next happening place in Boise.” Brighton Corporation and Brighton Homes both have significant projects underway, with the opening of River Heights in spring 2010, and a new portfolio of home designs starting in the $230,000′s at Mill District.
Brighton Homes’ newest model home, the Hawthorne, is featured in the BCA’s Fall Collection of Homes, which begins this weekend and runs through October 18 (weekends only, 11 – 5). We invite you to stop by or call 713-1933 for a private showing. The address is 5270 E. Sawmill Way in Mill District.

Construction Commences on Marianne Williams Park
Brighton Corporation is excited to announce the commencement of construction of the Marianne Williams Park in Boise’s Barber Valley. The City of Boise, the Williams Family, and Brighton Corporation commemorated the occasion with a ground-breaking ceremony on July 21st, where we unveiled additional details of the park master plan. The 70-acre park stretches over a mile of Boise River frontage and will join Kathryn Albertson, Ann Morrison and Julia Davis Parks, among others, as another gem in the City’s famed “Ribbon of Jewels” riverside parks.
Since the park was announced with the donation of the property to Boise City by Larry Williams in 2005, Brighton has worked diligently with the City on the design and permitting required for construction of the park. Progress includes:
Completion of construction plans and specifications for utilities, grading, irrigation and landscaping, roadways and bridges, parking, and all the other amenities that go into a premier riverfront park;
Construction of the sewer trunk lines, lift station and water main lines;
Securing of all permits and regulatory approvals, including:
US Army Corps of Engineers 404 [Wetlands] Permit;
Idaho Department of Water Resources Stream Alteration Permit;
Boise River System Permit;
Boise City Grading Permit; and
Boise River No-Net-Rise Certification.
With permits in hand, construction of the first phase begins. Once the location of a major industrial / logging operation, the site requires significant grading to enhance wetlands and provide for flood conveyance along the Boise River bank. Walling Creek will also be re-graded and enhanced to provide trout spawning habitat and additional flood conveyance. When completed, the site will feature over 42 acres of restored, enhanced and functional wetlands.
Park access will be via a newly constructed Barber Valley Drive, connecting to the new East Park Center Bridge through the future Barber Station development. In the future the road will connect over Walling Creek to a newly constructed Warm Spring Avenue to the east.
Landscaping, or green-up of the Park is anticipated to commence in 2010 with the “core” area of the park scheduled to open by the summer of 2011. Final completion of the Park is dependent on additional funding from future collection of Park Impact Fees. The Park will include everything we love about East Boise recreation: walking paths and trails, ponds, greenbelt pathways along both the Boise River and Walling Creek, and a significant nature preserve with wetlands restoration and enhancements. When finished, Marianne Williams Park will be one more place for Boiseans and visitors to enjoy the natural beauty of our great city!
